Clearwater Casino wanted to create a signature sports betting venue to provide an additional amenity for customers, within an exciting, high-energy environment. By recapturing the square footage from an old restaurant dining room, I-5 created a comprehensive plan to transform the space using a turnkey design-build process. The casino’s existing food hall was also transformed into two new food and beverage outlets and an adjacent gaming floor. Both venues opened ahead of schedule for the Super Bowl and have created an excellent draw for the property.

Clearwater’s dedicated sportsbook venue features new floor-to-ceiling finishes, casework, and custom wall murals that all work together to provide a memorable destination for the casino’s sports betting customers. What was once a closed restaurant dining room, no longer being used to generate cash flow for Clearwater, was redesigned to unlock a new source of revenue for the casino.
Clearwater also wanted to turn their old buffet dining room into a two-option food service outlet, and use some of the space for a small expansion of their gaming floor. A comprehensive kitchen remodel was performed, which enhanced operational efficiency, streamlined labor, and consolidated operations for the food and beverage department. The new adjacent gaming area provides a change of pace from the main gaming floor while keeping customers close to the Deli, the property's most popular quick-service outlet, and The Seafood Bar features fresh crab and oysters harvested from the Tribe’s own seafood company.
Optimizing food and beverage operations was a primary goal for Clearwater, and I-5 was able to help them achieve this by leveraging a new, much larger kitchen area behind the two new quick-serve restaurants. The Agate Pass Deli was also relocated into the footprint of the old buffet, which further centralized food service operations and allowed for additional gaming machines to be integrated into the main gaming floor. Thanks to the comprehensive design-build approach used throughout the project, this entire turn-key remodel (complete with infrastructure and kitchen upgrades) was finished in just under 6 months on site, with zero interruptions to guests’ entertainment experience.
Despite a large demolition and a comprehensive renovation to the kitchen to support the all-new restaurants, Clearwater guests never saw a dip in available gaming machines throughout the entire project. By planning and communicating proactively with the casino management team, and consciously tailoring construction around guests’ experience, I-5 was able to help Clearwater enjoy consistent revenues and slot counts during all phases of the remodel.
Clearwater’s previously under-utilized square footage has become a new source of revenue in the form of an exciting, high-energy sportsbook. Meanwhile, the two new quick-serve restaurants have become customer draws in their own right, and also allowed the casino to consolidate food and beverage operations and streamline labor efficiency.
The sixty new games added to the gaming floor area have generated additional new slot revenue for the casino. Completed on budget and on schedule, both the Tribe and the casino teams are extremely pleased with the additional customer traffic and returns they are seeing from this comprehensive design-build renovation.
